A closed transaction with evidence — a “[Sold]” tag or buyer confirmation, with a public price. Highest weight.
A tracked listing that left the market without a public price — a probable private sale. Counted in sold volume but labeled distinctly, never as confirmed.
Active listings show intent, not value. Floors built only on asks are labeled — we never pass an ask off as a sale.
Few comparable sales means low confidence and a wider estimate range. Precision is earned, never faked.
